Hubbard zone change hearing uncontested
HUBBARD — A discussion regarding a change to city property to better accommodate a business was met without opposition.
At Monday’s regular council meeting, officials held a hearing regarding a zone change that would change the zoning of a 122-foot section of lots at 350 N. Main Street and West Park Avenue from R-2 Medium Density Residential to C-1 Convenience Commercial.
Stephen Butler, president of Community Civil Engineers, spoke on behalf of Seven Star Energy, which purchased the properties.
“There’s three properties there; what we’re trying to do is just zone everything and clean that corner up so it’s all in the same zoning,” Butler said. “I’m sure you’ve all heard of plans — we’re going to keep the gas pumps in operation, remove the kiosk building, then move all the operation into the former Pit Stop building adjacent.”
Butler said approximately 4,000 feet of the existing building will be used as a convenience store.
“The remaining area will essentially be a white box; we would think it would be good to have a mechanic because there’s already some lifts there,” Butler said. “If another use wants to come in there that’s compatible with the zoning, it would just be a white box, and we would work with zoning at that time.”
He said a drive-thru, which would just be a window without speakers, with vehicles entering the convenience store right off the street, expressing the belief that motorists would mostly be looking for the gas pumps.
In other action, council:
•Gave second reading to authorizing a change in zoning classification to a 122-foot section of lots at 350 N. Main Street and West Park Avenue from R-2 Medium Density Residential to C-1 Convenience Commercial.
•Gave first reading to authorizing legislation pursuant to the Ohio Revised Code with the Ohio Department of Transportation for North Main Street bridge maintenance.
