POLAND -- The Poland Township Zoning Commission approved Universal Development's application for a 60-unit condo community.
The new development, Village at Clingan Trails, would be located off Clingan Trail Boulevard and would be geared to the over-60 crowd.
"The over-60 crowd wants a maintenance-free lifestyle," Ron Anderson, president of Universal Development, told board members on Wednesday. "We want to provide that."
The property, owned by Universal, consists of 15 acres now zoned for agriculture. It is east of Clingan Crossing, a planned unit development built by Universal about 15 years ago.
The entrance to Village at Clingan Trails would be gated and would come off Clingan Trails Boulevard. It also would have an emergency exit connected to the south end of that road.
Zoning board member Bill Gardner asked Anderson if the units would have basements. Anderson replied all the units are slab, one-floor condominiums featuring two bedrooms, an optional study or sunroom, a private outdoor patio, and a two-car garage.
He said all exterior improvements will be privately owned. That includes roads, driveways, storm sewers, landscaping and snow removal, which will be owned and maintained by the condo association.
Zoning board member Paul Sherman asked what the expected prices for the units would be.
"The asking price range would be between $200,000 and $250,000," Anderson said. "We believe the condo association fee will be roughly $200 per month."
Anderson added the streets would be extra wide so a built in walking path could be incorporated into the design.
After the questioning and review of the material Anderson presented, the zoning board unanimously approved the application.
Zoning inspector Bob Monus said the next step is for Anderson to fine-tune the plan and present it to Poland Township trustees for approval.
Anderson noted that his development company built Hunters Woods in Canfield, which also is a gated community.
