Wed. 11:30 a.m.: Mahoning auditor releases breakdown on property tax valuations
2023 TENTATIVE Residential % Change by District
YOUNGSTOWN – Mahoning County Auditor Ralph T. Meacham this morning released new tentative property values broken down by community and school district and reflecting the market value of properties as of Jan. 1, 2023. The valuations will be used in calculating tax bills due next year.
Property tax amounts will be available in mid-January.
It appears the greatest increases are in Boardman (58.72% Youngstown school district), Youngstown (57.94% Youngstown school district), Struthers (51.30% Struthers school district) and Campbell (50.05% Campbell school district).
Lesser increases, for example, are in Coitsville (6.15%, Campbell school district), and in Beaver Township (20.18%, South Range school district, 21.76% Columbiana school district, and 22.82% in Canfield school district), according to the chart.
In July, Meacham estimated the value of properties has increased by an average of 30 percent in the last three years, compared to 13.15 percent for the three-year period before that. At the time, he expected a third of homes in Mahoning County to see property taxes increase as a result of the reappraisal, a third will stay the same and a third will drop.
The new tentative values, however, show a total average residential increase of 38.14%.
Ohio Law requires all county auditors to establish a current value of real property once every six years. As a result, contracted appraisers were engaged to review every parcel in Mahoning County.
Meacham has released the tentative market values for tax year 2023 countywide real estate reappraisal, for taxpayers to review.
Meacham’s office said property owners should be aware an increase or decrease in property value does not necessarily translate to an equal increase or decrease in property taxes.
Taxpayers can obtain their new tentative property values by logging onto the auditor’s page on Mahoning County’s web site at www.mahoningcountyoh.gov, or by calling the Reappraisal Hotline at 330-740-2758.
Taxpayers have the right to know how the county has established this value on their property. The auditor’s office will hold informal review sessions in October, and if warranted November, for those taxpayers who wish to speak to an appraiser regarding their new tentative value.
