Door seen open at 12:30, calls police, time established,ok.
How was the 11:00 time established? Who was just there and saw nothing was wrong? Was it a Realtor and who were they with?

Perhaps this same neighbor remembers looking at the house around 11am and seeing nothing wrong and then notices at 12:30 the door was open.
