A Cincinnati development group wants to bring a new independent senior- living facility to the village.
Miller-Valentine Group is proposing a 60-unit complex of one- and two-bedroom apartments for seniors age 55 and older on 1.8 acres directly west of the post office on U.S. Route 224.
Pete Schwiegeraht, of Miller-Valentine, spoke to council last week about the project, which would include brick and vinyl siding exteriors and would create a short private road at what is now the entrance of the post office.
The complex would have a banquet center, theater, hardwood floors, energy-efficient appliances and “all modern amenities,” Schwiegeraht said.
The developer is seeking housing tax credits to help finance the project.
“The goal is to create an affordable rent level for seniors,” he said.
The complex would target moderate income seniors that make under 60 percent of adjusted median income, or about $30,000 or under a year, Schwiegeraht said.
“We won’t do this if we don’t have your support. ... For true retirees, it’s pretty easy to qualify,” he told council.
The tax credit application is due in February and the state will announce funding awards in June. If Miller-Valentine is awarded funding, construction would likely begin in October 2013 and wrap up one year later, Schwiegeraht said.
Miller-Valentine, which has projects in 17 states, does have the property under contract with an option to buy, he added.
Zoning Inspector Richard Ames said he doesn’t see any problems with the proposed location, but the project must still must go before the village planning commission.
Schwiegeraht said the design plan is “adaptable” and said the complex would represent about $12 million worth of development.
The average age of residents in other Miller-Valentine senior housing developments is 78, and the complex would be staffed with a full-time manager and maintenance worker, he said.
